2. What information we collect and why
We collect the following categories of personal data:
2.1 Information you give us directly
- Enquiry contact details — when you email us or fill in a contact form we receive your name, email address, any phone number you provide, and the contents of your message. Purpose: to reply to your enquiry and, if relevant, to discuss a sale, valuation or visit. Lawful basis: legitimate interests (responding to people who contact us) and, where applicable, taking steps at your request prior to entering into a contract.
2.2 Information collected automatically
- Server access logs — our hosting provider records the IP address, timestamp and user-agent string of every request, for security and troubleshooting. Lawful basis: legitimate interests (keeping the site secure).
- Analytics cookies (Google Analytics 4 via Google Tag Manager) — only if you accept analytics cookies. These give us aggregated information such as page views, approximate location (country / region), the device and browser used, and how visitors move through the site. Lawful basis: consent (UK GDPR Art. 6(1)(a)).
We do not knowingly collect personal data from children under 13, and we do not carry out any automated decision-making or profiling.
3. Cookies
A cookie is a small text file stored on your device by your browser. We use the following:
- uhe-consent (strictly necessary) — records your choice on the cookie banner so we don't ask again. Expires after 6 months.
- Google Analytics cookies (
_ga,_ga_*) — only set if you accept analytics. They help us understand which pages are visited and how the site performs. Expires after up to 2 years.
You can change your mind at any time using the Cookie settings link in the footer.
4. Who we share your information with
We share personal data only with the service providers we rely on to run the site:
- Netlify, Inc. — hosts this website and writes the server access logs described above. Data may be processed in the United States.
- Google LLC / Google Ireland Limited — provides Google Tag Manager and Google Analytics. Data may be processed outside the UK, including in the United States. Loaded only with your consent.
- Keystatic Cloud / Thinkmill Pty Ltd — provides the content management system used to update this site. No public visitor data is sent to Keystatic; it only handles content edits by site administrators.
- Email and telephone providers — when you contact us by email or phone, the message travels through your provider and ours.
We do not sell your personal data and do not share it for advertising purposes.
5. International transfers
Some of the providers above are based outside the United Kingdom, including in the United States. Where personal data is transferred outside the UK we rely on the UK's adequacy regulations, the UK International Data Transfer Agreement, or the UK Addendum to the EU Standard Contractual Clauses, as appropriate to each provider.
6. How long we keep your information
- Enquiry emails: for up to 24 months after our last communication, then deleted unless we need to retain them for legal or accounting reasons.
- Server access logs: retained for up to 90 days by our hosting provider.
- Analytics data: retained for up to 14 months in Google Analytics, then automatically deleted by Google.
7. Your rights
Under UK data-protection law you have the right to:
- request a copy of the personal data we hold about you;
- ask us to correct information that is inaccurate or incomplete;
- ask us to delete your personal data (where the law allows);
- ask us to restrict how we use your personal data;
- object to processing that is based on our legitimate interests;
- withdraw any consent you have given (for example, by rejecting analytics cookies in the banner);
- in some circumstances, ask for the information you have given us to be transferred to another organisation (data portability).
